Swire Properties develops and manages office, retail, hotel and residential properties, with a particular emphasis on mixed-use developments in prime locations in Hong Kong and Mainland China. Since its incorporation in 1972, the company has transformed urban areas around its core holdings, which include Pacific Place and Island East in Hong Kong, Taikoo Li Sanlitun and INDIGO in Beijing, and TaiKoo Hui in Guangzhou. The company currently has a number of residential projects under construction in Hong Kong, as well as two mixed-use projects in Mainland China and one in the USA.

Swire Properties' investment portfolio in Hong Kong amounts to over 17 million square feet (over 1.58 million square metres) gross floor area and approximately 13.5 million square feet (over 1.25 million square metres) in Mainland China. The company supplements its investment portfolio with large-scale property trading activities in Hong Kong and Miami, in the USA.

Of the Grade A office buildings wholly owned by Swire Properties in Hong Kong, 13 have achieved a Platinum rating under Hong Kong's Building Environmental Assessment Method (BEAM), underscoring the company's commitment to sustainability. Swire Properties aims to achieve BEAM Platinum rating for its new investment projects in Hong Kong, and LEED (Leadership in Energy and Environmental Design) Gold standard for the new key developments in Mainland China.

In 2008, the company formed Swire Hotels, a wholly owned subsidiary, to create and manage intriguing urban hotels in Hong Kong, Mainland China and the UK. These include The Upper House and EAST in Hong Kong and The Opposite House and EAST in Beijing. The hotels aim to provide an exceptional experience for travellers who seek individuality, style and personalised service. Swire Hotels has also launched a new collection of locally inspired, luxury boutique hotels in British regional towns and cities called 'Chapter Hotels'. Swire Properties has recently established a representative office in Singapore, to explore investment opportunities in Southeast Asia.
