Swire Properties Announces Topping Out of Taikoo Place Beijing

A new riverfront commercial landmark in the heart of Chaoyang District

Swire Properties today announced the structural topping out of all buildings at Taikoo Place Beijing, marking a major milestone for this landmark, mixed-use riverfront development. Located along the scenic Ba River in Chaoyang District, the project is an extension of the Company’s existing INDIGO Beijing development.

With a total gross floor area of over 860,000 sqm, Taikoo Place Beijing is envisioned as a vibrant next-generation mixed-use development. Designed to be a dynamic business and lifestyle hub, the development features eight high specification Grade-A office towers, a premium lifestyle-driven retail complex, a new EAST hotel, expansive green open space, as well as a comprehensive suite of amenities.

The Delphi”, a social and wellness hub designed to foster collaboration, creativity and social connection, sits at the heart of Taikoo Place Beijing.

The entire development will feature seamless connectivity, with indoor-to-outdoor walkways linking the office towers to retail, hotel and amenity zones, complemented by direct access to the city’s subway network.

Construction is advancing on schedule, with the façade installation for office Towers 1 to 4 now complete. Scheduled to open in phases from late 2026, the project will transform Beijing’s commercial landscape and boost the northeastern region’s economy, supporting the city’s urban development goals and Chaoyang District’s “Two Rivers and One Belt” strategy.

Tim Blackburn, Chief Executive of Swire Properties, remarked, “Taikoo Place Beijing represents our steadfast commitment to placemaking and sustainable urban development. As our largest investment in the Chinese Mainland, this landmark project will set new standards for integrated business and lifestyle hubs — serving as a blueprint for future urban innovation. We’re proud to contribute to Beijing’s evolving skyline and to create a destination where businesses and communities can thrive together.”

Taikoo Place Beijing’s office component spans over 330,000 sqm of gross floor area across eight interconnected towers, and is designed for flexibility, wellness and innovation. With adaptable layouts and wellness amenities, every detail prioritises employee wellbeing and productivity.

Don Taylor, Director, Office at Swire Properties, added, “Our office spaces are thoughtfully designed with a deep understanding of today’s workplace dynamics. By seamlessly integrating nature, design, art and technology, we are confident that Taikoo Place Beijing will stand out as the city’s most forward-thinking commercial hub. With its impressive scale, we believe that it will establish a new submarket and attract a diverse mix of tenants.”

Taikoo Place Beijing will introduce the first-ever Taikoo Place-branded retail mall in the Chinese Mainland. The new retail area will be seamlessly integrated with the existing INDIGO mall, forming a combined retail destination spanning approximately 150,000 sqm.

Featuring outdoor retail and riverfront leisure experiences, the retail space combines urban energy with riverside tranquillity, creating an authentic urban lifestyle experience in Beijing. Landscaped plazas and gardens will offer versatile spaces for outdoor events, alfresco dining and social interaction, enriched by immersive arts and cultural programmes.

“Our approach to placemaking is deeply rooted in culture and arts, innovation, and meaningful human connection,” said Han Zhi, Director, Retail at Swire Properties. “With this retail space, we’re creating an elevated urban experience — one that goes beyond shopping to inspire people to connect, engage, and be part of a vibrant community.”

The core community concept of Taikoo Place Beijing is The Delphi — a 19,000-sqm social and amenity hub designed to foster collaboration, creativity and wellbeing. It offers a thoughtfully curated mix of facilities, including flexible workspaces and multi-functional rooms suitable for both corporate events and informal gatherings. The Delphi also features one of Beijing’s largest ballrooms, and will be home to ArtisTree, a dedicated venue for art exhibitions, performances, and community events. Wellness amenities include a fully equipped gym and swimming pool, supporting a holistic lifestyle for tenants and visitors.

Taikoo Place Beijing will also introduce a new EAST hotel. The hotel will offer 318 stylishly furnished guest rooms, an executive lounge and a rooftop garden bar with panoramic views of the Ba River and the city skylines – designed for both business and leisure travellers.

Sustainability is central to Taikoo Place Beijing’s design. The development is designed to operate fully on green energy and has already achieved Platinum pre-certifications for both LEED and WELL. Environmental wellbeing is a key focus, with biophilic design principles guiding the integration of lush greenery throughout indoor and outdoor spaces. The project fosters the connection between people and nature, enhancing comfort, health and wellbeing.

Situated next to tree-lined paths and a planned sports park, the development also connects directly to a newly-built wharf, providing boat access to Beijing’s Sub-Centre and enhancing both connectivity and the visitor experience.

By seamlessly combining commerce, green spaces, riverfront access and cultural experiences, Taikoo Place Beijing is set to establish a new benchmark for sustainable urban development.
