Swire Properties’ “Green Performance Pledge” Celebrates its Fourth Year with Record Office Tenant Participation and Sustainability Achievements

The Green Performance Pledge (GPP), Swire Properties’ pioneering sustainability initiative for office tenants, has achieved a major milestone in its fourth year with 148 active members – representing approximately 60% of occupied lettable floor area across the Company’s Hong Kong office portfolio.

Built on a strong foundation of collaboration and shared ambition, the GPP empowers tenants and is an industry-leading, tenant-landlord partnership model that drives measurable sustainability results. Between April 2024 and March 2025, GPP tenants collectively have reduced electricity consumption by approximately 436,400kWh or the equivalent of the annual electricity consumption by 132 (three-person) households in Hong Kong; and diverted over 200 tonnes of collected waste from landfill via improved waste recycling and reduction initiatives.

Swire Properties celebrated yet another landmark year during the annual GPP Forum at Taikoo Place. In total, 113 tenants or occupants attained Member, Silver, Gold or Platinum ratings in the 2024/2025 year. This marks a substantial 51% increase from 75, year-on-year. Fourteen tenants have received the highest Platinum rating for their outstanding performance in the Sustainable Office Operations Scheme. Two tenants received the highest Three-Seed rating as part of the Sustainable Fit-Out and Renovations Scheme.

The highlight of the event was the panel discussion moderated by Christine Loh, Chief Development Strategist, Institute for the Environment, Hong Kong University of Science and Technology, featuring panellists Eric Hui, CEO, Zurich Insurance (Greater China); Graeme Torre, Managing Director and Head of Real Estate, Asia Pacific, APG Asset Management Asia; and Lisa Chen, Executive Director, Legal Services, Securities and Futures Commission. During the session, speakers offered insights into how to navigate the shifting sentiment towards sustainability, and to embrace a collaborative mindset to drive transparency, efficiency and results despite the ongoing challenges and risks, such as climate change.

New GPP Offerings
The GPP community continues to expand across Swire Properties’ Hong Kong and Chinese Mainland office portfolios, with a total of 175 tenants now members. In Hong Kong, participation in the GPP has also been incorporated into the standard tenancy agreement as a dedicated green clause provision.

A major recent milestone is the launch of the Environmental Dashboards on the Company’s Tenant Portal – now accessible to all participating Hong Kong tenants. This integrated digital platform consolidates all energy, water and waste data, enabling tenants easily to track, analyse and benchmark their performance. Users can monitor monthly trends, compare year-on-year performance, and benchmark themselves against other GPP participants to improve their performance continuously. The feature is also being rolled out progressively to GPP tenants in the Chinese Mainland.

With the growing emphasis on workplace wellbeing, the GPP has expanded and now incorporates Indoor Air Quality as part of the assessment criteria for the Sustainable Office Operations Scheme. For tenants taking part in the Sustainable Fit-out and Renovation Scheme, achieving certifications such as BEAM Plus, LEED and WELL will now also contribute towards tenants’ ratings.

Knowledge and experience sharing forms an integral element of the GPP. Through Swire Properties’ ongoing partnership with the Business Environment Council (BEC), the GPP Academy serves as a dynamic platform for sharing ideas on sustainability topics and trends. The quarterly workshops – which have engaged over 390 participants to date – continue to offer tenants valuable opportunities to access industry experts as well as share and implement best practice.

Past workshops include: a guided Nature Exploration Tour at Taikoo Square which focused on urban biodiversity; green building tours of Swire Properties’ newest office developments; a visit to the West New Territories (WENT) Landfill and T·PARK to explore waste reduction strategies; and a sustainable office design workshop featuring a furniture repair and refurbishment experience.

Spanning the entire tenancy cycle, the GPP offers a comprehensive suite of tools including sustainable fit-out guidelines; free installation of smart energy and water metres as well as water-flow regulators; and smart waste solutions that enable tenants to drive sustainability performance effectively and to benchmark their progress.
